On the way to "Kim's Katskill Mountain Lodge" you will see the most beautiful scenery of the Catskill Mountains! Turning into the lot you will find an A-frame cabin and a private pond, it is currently being built (will sleep 4/ separate Airbnb). When it snows, a 4WD SUV is highly necessary driving up to the main lodge or you won’t make it up. It is completely secluded. Make sure to come prepared. As you get to the top you will see the large wooden columns with animal carvings made from a local artist. There are 4 apple trees on the property, so you can go apple picking during the fall season! Most of the grounds up the hill by the main cabin is gravel. We provide everything you need for a comfortable stay. This 4630 sq ft. lodge sleeps up to 12 people comfortably. The entire interior of the home looks like a log cabin with an open concept surrounded by 6 skylights and large windows letting in all the natural lighting w/ mountain views. The grand living room has a beautiful stoned wood burning fireplace with 2 sofas, 2 accent chairs and smart TV. There is a dining table and a breakfast nook that have seating for up to 12 people. The kitchen is fully stocked with everything you need for a short or long term stay. All appliances are brand new (NXR industrial stove, refrigerator, microwave, dishwasher, pots/pans, cooking utensils, utensils, cups, plates, trays, wine opener, can opener, etc.) As you walk through the kitchen, you will find yourself in the family room with a 2nd living area. It has another small sectional, electric fireplace for extra warmth and smart TV. This section of the home is connected to the 3 bedrooms and 2 full bathrooms. There are 2 entrance/ exits on the main floor. The entrance has stairs leading to the lower level. The log railings have custom wooden wagon wheel designs. There is a wooden bar, home theater w/ projector, reclining chairs and jumbo bean bags, game room with pool table, arcade games, boardgames, poker table, hockey /ping pong table, and dart board. On the right side you will find the laundry room w/ washer and dryer (for 1 week+ stay only), full gym with various weighted machines, London inspired telephone booth, 3rd full bathroom (spa) featuring a soaking tub and large shower. There are 2 sliding doors in the basement for safety exits. HEATING/COOLING- 2 multi split units in living room and 1 multi split in primary bedroom. Electric heating units and AC/ window units in 2 smaller bedrooms. Portable fans in all bedrooms. Propane gas heater in basement. **MAIN FLOOR- 1ST LEVEL** GRAND LIVING ROOM- 2 sofas, gas propane fireplace, 75” smart TV- FREE Netflix, entrance/exit, dining table and 2 accents chairs. OTHER THINGS TO NOTE: **MUST READ AND AGREE BEFORE BOOKING** - BURN BAN IN EFFECTIVE UNTIL MAY 15TH (NO BONFIRES UNTIL FURTHER NOTICE) - IF THERE IS A WINTER STORM, PLAN ACCORDINGLY!! IT IS ABSOLUTELY NECESSARY TO BRING A 4 WHEEL DRIVE VEHICLE THAT'S GOOD IN THE SNOW, NOT 2WD or FWD OR IT WONT MAKE IT UP THE HILL TO THE HOUSE. STOCK UP ON FOOD/WATER IN CASE YOU CANNOT LEAVE THE PROPERTY FOR ANY REASON. WE ORGANIZE THE SNOW PLOW/SALTING FOR BEFORE YOUR ARRIVAL SO YOU CAN MAKE IT UP THE HILL AND AGAIN IF NEEDED ONLY BEFORE CHECK OUT- THEY CANNOT KEEP GOING TO THE PROPERTY TO PLOW/SALT EVERY DAY. WE CANNOT CONTROL THE WEATHER AND WILL DO OUR BEST TO PLOW/SALT WHEN NEEDED. TRAVEL INSURANCE IS ALSO A GOOD IDEA. - ABSOLUTELY NO PETS!! (We used to allow them until dogs started peeing all over and ruining rugs, etc.) - No third party bookings - No hunting!! We have neighbors. - Photo ID required from main guest - No extra unauthorized guests (unless you are approved to have an event). - Report any damages IMMEDIATELY. - Early check in and late check out are optional for an extra fee, if there are no other bookings. $25 per extra hour. - Cleaners take the garbage- (2-3 night stays- you may leave up to 4 full bags) Anything over will be have to be taken to Delaware County Landfill or taken back with you. If you leave over 4 bags- you will be charged. You can place bags in the BACK mudroom (NOT the front) so it's out of the way. Hours of Operation- Tuesday - Sat. 7:30am-2:30pm (Sunday and Monday- CLOSED) - NO SMOKING inside the cabin. $1000 FEE IF SMELL/ EVIDENCE IS FOUND. If smoking outside, do not throw buds on the floor or deck (only in garbage). - Fire places are permitted seasonal. - GYM RULES (**kids under 13 are not allowed to use the gym- heavy dangerous equipment. Use gym at your own risk, not responsible for any injuries**) -Most of the property above the hill is all gravel. There are some grass area if you walk up the rocks/hills by the pine trees. - **CAUTION** DO NOT LET YOUR CHILDREN WANDER THE PROPERTY WITHOUT SUPERVISION*** The house is on top of the hill. There is a CLIFF near the lounge area/ hot tub area on the left side of the house. The property is surrounded by rock. - WE ARE IN THE CATSKILL MOUNTAINS SURROUNDED BY NATURE so there will be wildlife, bugs, and webs every now and then. We have an exterminator go out quarterly and our cleaner will do their best to keep the bugs out. Bring extra bug spray. - The lodge is located 25 minutes from the nearest convenience store and gas station about 10 min (everything is on main street- you will pass it on the way to the cabin). So make sure to get what you need before arriving. - We provide WIFI, FREE NETFLIX and FIRE STICK for streaming. Do not unplug routers at any point during your stay. - Clean after yourselves upon checking out. -HAVE A WONDERFUL TIME AND RESPECT THE HOME AS IF IT WERE YOUR OWN.
