** STATEWIDE BURN BAN IN EFFECT - ABSOLUTELY NO BONFIRES UNTIL FURTHER NOTICE** On the way to "Kim's Katskill Mountain Lodge" you will see the most beautiful scenery of the Catskill Mountains! Turning into the lot you will find an A-frame cabin and a private pond, it is currently being built (will sleep 4/ separate Airbnb). An AWD SUV is highly recommended driving up the hill getting to the main lodge which is completely secluded. Make sure to come prepared if it’s snowing or raining. As you get to the top you will see the large wooden columns with animal carvings made from a local artist. There are 4 apple trees on the property, so you can go apple picking during the fall season! Most of the grounds up the hill by the main cabin is gravel. We provide everything you need for a comfortable stay. This 4630 sq ft. lodge sleeps up to 12 people comfortably. The entire interior of the home looks like a log cabin with an open concept surrounded by 6 skylights and large windows letting in all the natural lighting w/ mountain views. The grand living room has a beautiful stoned wood burning fireplace with 2 sofas, 2 accent chairs and smart TV. There is a dining table and a breakfast nook that have seating for up to 12 people. The kitchen is fully stocked with everything you need for a short or long term stay. All appliances are brand new (NXR industrial stove, refrigerator, microwave, dishwasher, pots/pans, cooking utensils, utensils, cups, plates, trays, wine opener, can opener, etc.) As you walk through the kitchen, you will find yourself in the family room with a 2nd living area. It has another small sectional, pellet stove for extra warmth and smart TV. This section of the home is connected to the 3 bedrooms and 2 full bathrooms. There are 2 entrance/ exits on the main floor. The entrance has stairs leading to the lower level. The log railings have custom wooden wagon wheel designs. There is a wooden bar, home theater w/ projector, reclining chairs and jumbo bean bags, game room with pool table, arcade games, boardgames, poker table, hockey /ping pong table, and dart board. On the right side you will find the laundry room w/ washer and dryer (for 1 week+ stay only), full gym with various weighted machines, London inspired telephone booth, 3rd full bathroom (spa) featuring a soaking tub and large shower. There are 2 sliding doors in the basement for safety exits. HEATING/COOLING- Multi split unit in living room. AC in family room. Electric heating units in all bedrooms. Portable fans in all bedrooms. **MAIN FLOOR- 1ST LEVEL** GRAND LIVING ROOM- 2 sofas, wood burning fireplace, 75” smart TV- FREE Netflix, entrance/exit, dining table and 2 accents chairs. OTHER THINGS TO NOTE: **MUST READ AND AGREE BEFORE BOOKING** - STATEWIDE BURN BAN IS IN EFFECT UNTIL FURTHER NOTICE. - IF THERE IS A WINTER STORM, PLAN ACCORDINGLY AND STOCK UP ON FOOD/WATER IN CASE YOU CANNOT LEAVE THE PROPERTY FOR ANY REASON. WE ORGANIZE THE SNOW PLOW/SALTING FOR BEFORE YOUR ARRIVAL SO YOU CAN MAKE IT UP THE HILL AND AGAIN IF NEEDED ONLY BEFORE CHECK OUT- THEY CANNOT KEEP GOING TO THE PROPERTY TO PLOW/SALT EVERY DAY. - Must be 21 or older to book - ABSOLUTELY NO PETS!! (We used to allow them until dogs started peeing all over and ruining rugs, etc.) - No third party bookings - No hunting!! We have neighbors. - Photo ID required from main guest (younger group 25 & under, all IDs required) - No extra unauthorized guests (unless you are approved to have an event). - Report any damages IMMEDIATELY. - Early check in and late check out are optional for an extra fee, if there are no other bookings. $25 per extra hour. - Cleaners take the garbage- (2-3 night stays- you may leave up to 4 full bags) Anything over will be have to be taken to Delaware County Landfill taken back with you. If you leave over 4 bags- you will be charged. You can place bags in the BACK mudroom (NOT the front) so it's out of the way. Hours of Operation- Tuesday - Sat. 7:30am-2:30pm (Sunday and Monday- CLOSED) - NO SMOKING inside the cabin. $1000 FEE IF SMELL/ EVIDENCE IS FOUND. If smoking outside, do not throw buds on the floor or deck (only in garbage). - Fire places are permitted seasonal. - GYM RULES (**kids under 13 are not allowed to use the gym- heavy dangerous equipment. Use gym at your own risk, not responsible for any injuries**) - There is a rough dirt road that leads you to the lodge. During times of rain or snow this road can be VERY muddy. We recommend AWD vehicles, though most trucks or SUV’s should make it just fine. Some cars could handle it, but there’s a possibility of getting stuck in the event of snow or rain. Please take this into consideration while planning your trip! -Most of the property above the hill is all gravel. There are some grass area if you walk up the rocks/hills by the pine trees. - **CAUTION** DO NOT LET YOUR CHILDREN WANDER THE PROPERTY WITHOUT SUPERVISION*** The house is on top of the hill. There is a CLIFF near the lounge area/ hot tub area on the left side of the house. The property is surrounded by rock. - **CAUTION **DO NOT try to open the sliding doors in the main living room. They all are locked and have no deck. - WE ARE IN THE CATSKILL MOUNTAINS SURROUNDED BY NATURE so there will be wildlife, bugs, and webs every now and then. We have an exterminator go out quarterly and our cleaner will do their best to keep the bugs out. Bring extra bug spray. - The lodge is located 25 minutes from the nearest convenience store and gas station about 10 min (everything is on main street- you will pass it on the way to the cabin). So make sure to get what you need before arriving. - We provide WIFI, FREE NETFLIX and FIRE STICK for streaming. Do not unplug routers at any point during your stay. - Clean after yourselves upon checking out. -HAVE A WONDERFUL TIME AND RESPECT THE HOME AS IF IT WERE YOUR OWN.
